Detailed consent for 4 bedroom detached home
Warmington is an attractive Conservation village situated between Banbury, Stratford upon Avon and Warwick. It is a quintessential English village, with mainly stone and thatch cottages, a duck pond, traditional pub and Norman church. It sits within an Area of Outstanding Natural Beauty in the lee of historic Edge Hill.
The site (shown edged red on the plan within the brochure) is located on the edge of this popular village in a secluded position with a gated access and fields to the rear. It is a level plot with several
outbuildings, a number of trees and some fenced and hedged boundaries.
Mains water is connected to the site and mains sewer is available on site and permission has been granted to connect it and all connection fees have already been paid. Electricity is believed to be available via the electricity pole adjacent to the boundary of the adjoining property. Purchasers should make their own enquiries on the availability of services.
The detailed plans illustrate the following proposed accommodation, shown in more detail on the brochure:
Ground Floor: Hall, sitting room, kitchen/dining room, utility room, study and cloakroom.
First Floor: Master suite with en-suite shower room and dressing room, 2 further double bedrooms, family bathroom.
Second Floor: Double bedroom with en-suite bathroom.
Outside: Gardens and parking with turning space.
The property is subject to a Section 106 agreement. Fisher German has been informed by Bower & Bailey LLP Solicitors that the restrictions in the Section 106 agreement apply only to an interest in a completed local market unit. As such the dwelling can be developed before the restrictions contained within the Section 106 agreement apply. Buyers should rely upon the legal pack and their own investigations in regard to the Section 106 agreement.
Freehold with vacant possession upon completion.

For Sale by Online Auction
This property is available for sale by online auction. Interested buyers will need to register in advance and complete an ID verification before being able to place a bid. Buyers should allow sufficient time to complete this process before the time period expires. The information contained under 'Other key information' is not a legal document and shall not form part of the auction legal pack or any contract or offer. Buyers should not rely on the information in this section as statements of representation and should check that the information is correct by inspection or otherwise. Where there is a conflict between the contents of the legal documents and this section or the particulars, the information contained in the legal documents shall prevail.
All properties available for sale by Fisher German's online auction are traditional (or unconditional) online auctions; exchange occurs at the end of the auction. This means that if the reserve is met or exceeded and the auction timer reaches zero, the successful bidder is legally obliged to pay the purchase price and the seller will be legally obliged to sell the property. The successful buyer will be charged a holding deposit online, with the amount being held in a secure client account, pursuant to the terms of a holding deposit agreement. By 12pm the next working day the successful buyer must pay the balance of the deposit to total 10% of the purchase price.
The Guide Price amount specified is an indication of each seller's minimum expectation. It is not necessarily the amount at which the property will sell. Each property will be offered subject to a Reserve (a figure below which the property will not be sold) which we expect will be set no more than 10% above the Guide Price amount.
Fisher German and Bamboo Auctions shall not be liable for any inaccuracies in the fees stated on this description page, in the bidding confirmation pop up or in the particulars. Buyers should check the contents of the legal pack and special conditions for accurate information on fees. Where there is a conflict between the fees stated in the particulars, the bid information box above or the bidding confirmation pop up and the contents of the legal pack, the contents of the legal pack shall prevail. Stamp Duty Land Tax or Land and Buildings Transaction Tax may also apply in some circumstances.
The winning buyer is charged a sum of £5,000.
For properties where the opening bid is less than £40,000 there is a buyers fee of £1,200 (including VAT) retained from the £5,000 figure by Fisher German/Bamboo Auctions as a contribution towards online platform costs. Therefore £3,800 is payable towards the purchase price.
For properties where the opening bid is more than £40,000 there is a buyers fee of £2,400 (including VAT) retained from the £5,000 figure by Fisher German/Bamboo Auctions as a contribution towards online platform costs. Therefore £2,600 is payable towards the purchase price.
